Representative example based on a fixed rate mortgage

A mortgage of £375,000 payable over 20 years initially on a fixed rate for 5 years at 4.38% and then at the standard variable rate of 7.65% for the remaining 15 years would require 60 monthly payments of £2,351.88 and then 180 monthly payments of £2,899.55.

The total amount payable would be £663,156.80 which includes interest and product fees of £1,124.

The overall cost for comparison is 6.5% APRC representative.

If you work in the NHS, it can sometimes be difficult to find a home within commuting distance of your place of work, especially if you live in an area with high house prices such as London or South East England.

You can, however, take some measures to improve your chances of getting a mortgage.

 

Schemes for key workers in the NHS

Housing schemes may count some NHS workers as key workers, especially if their income is below a certain threshold. In addition, there may be other home purchase options that may be useful to you if you are not eligible for a specific NHS key worker home buying scheme outside of London and the South East.

 

Help to buy

You may be eligible for the Government's Help to Buy scheme if you are an NHS worker with a deposit of 5% but less than 10%.

On residential properties up to £600,000, the government guarantees 15% of the loan to the lender. It is open to both first-time buyers and home movers.

A new build or an existing home can be purchased with the Help To Buy scheme.
