Representative example based on a fixed rate mortgage

Landlords with experience

An experienced landlord is generally defined as: Someone who owns a buy-to-let that has been rented out for at least six months on an Assured Shorthold Tenancy.

An applicant applying for a buy to let mortgage may also be classified as a first-time buyer (someone who has never owned a property before) or a first-time landlord (someone who owns a residential property but has never owned a buy-to-let before).

There are specialised buy to let mortgages available to experienced landlords or buy to let products with higher Loan-to-Value (LTV) ratios available to experienced landlords. This is because lenders perceive experienced landlords to be less likely to default on their mortgage than first-time buy to let borrowers.

There are a number of lenders who offer specialist portfolio mortgages for buy-to-let properties. With these products, landlords can consolidate any existing buy-to-let mortgages into one portfolio mortgage. Despite containing multiple properties, these products contain a variety of different interest rates, while being treated as a single account, so there is only one Direct Debit Mandate and mortgage statement.

Landlords can use these products to spread equity across their portfolio; however, they may not be right for everyone and should be carefully considered.
